Dara and Noel
We are a husband and wife living in South Tipperary. We founded Create Property Staging in early 2025 after researching how home staging is transforming property sales in other countries like the US, the UK and Australia. In Ireland, it's still an emerging concept and we wanted to be the first to bring a dedicated standalone staging company to Munster.
Why staging? Why us?
I (Dara) have always had a passion for all things property and interiors. While my friends were watching cartoons and kids tv shows I was watching Kirsty and Phil or Home Improvement programmes. I didn't hesitate in swapping spreadsheets for home staging as soon as I realised staging is 'a thing', turning a lifelong passion into a full time career. My husband, Noel — a part-time farmer and former agricultural mechanic — was also key to getting the business up and running and a huge part of running it today. We both bring different outlooks and balance each other out.
In our first year and a half, the properties we've staged have achieved an average of 18% over asking price. One property on Jacob's Island sold for 46% over asking. Another in Harty's Quay outsold an apartment in the same block with better views and a better layout — purely because of how it was presented. We love getting these amazing results for our clients time and time again.
What makes us different
We are not an interior design company that also does staging. We are not an estate agent with a furniture hire arrangement. We are a dedicated staging company — the only one of our kind in Munster — and property staging is all we do.
Every decision we make — every piece of furniture, every accessory, every room layout — is made with one question in mind: will this help this property sell faster and for more?
We've also been recognised for what we do - I was nominated as a finalist for the Network Ireland Businesswoman of the Year Award and we have been featured on RTÉ Radio 1, RSVP Magazine and The Irish Examiner.
We're local and proud of it.
We're based in North Cork, and we work across Munster — having staged homes in Cork, Clare, Kerry, Limerick and Tipperary. We know this market, these buyers, and we know what works here.
If you're thinking about staging your property — or you're an estate agent or developer who wants to talk about what we could do together — we'd love to hear from you.
Create Property Staging - We don't just furnish rooms, we sell homes.
