Reality Check: What AI Staging Can (and Can't) Do For Your Home Sale

Welcome to the first issue of Staged & Sold — where I'll be sharing honest, from-the-ground insights on presenting property for sale across Munster. First up: a topic that's been getting a lot of airtime lately.

AI staging is having a moment

Virtual staging has come a long way. Feed a few empty room photos into the right software and within minutes you've got a beautifully dressed living room, complete with layered rugs, curated lighting, and furniture that looks like it walked straight out of a design magazine. It's fast, it's cheap, and online it looks fantastic.

I was recently asked to give my take on this for the Irish Examiner's Property & Home section, in a piece called "Reality Check" looking at whether AI-enhanced staging photos risk misleading buyers. It's a conversation worth having — and one I think about every day in my own work.

The gap between the screen and the front door

Here's the problem I see over and over: AI can stage the photo, but it can't stage the viewing. A buyer scrolls through gorgeous, AI-generated interiors online, gets excited, books a viewing — and walks into an empty room. The scale is off. The light isn't what the render promised. The furniture that looked so right on screen was never real to begin with, and now there's nothing there to replace the feeling it created.

That gap matters more than people think. Virtual staging can generate real excitement in a listing, but the moment a buyer steps through the door of an empty property, that excitement can evaporate. And once a buyer feels misled — even unintentionally — trust is hard to win back.

Where AI staging genuinely falls short

A few things I flag to clients and agents when they ask me about going the virtual route instead of physical staging:

• Unattainable furniture. AI-generated pieces don't exist in the real world. Buyers can't picture their own life in a room dressed with furniture nobody could actually buy or place there.

• Scale and proportion. Software doesn't always get the true dimensions of a room right — a sofa that looks perfectly sized on screen might be nothing like what would actually fit.

• No emotional connection in person. Staging works because it helps a buyer feel something walking through a space. A digital image can spark interest online, but it can't recreate that feeling on the day that actually counts — the viewing.

• It can undersell an empty room's real potential — or oversell it. Either way, the buyer's expectations and the reality of the walkthrough end up misaligned.

Where it does have a place

To be fair to the technology — virtual staging isn't without value. It can work well for new-build properties that won't be physically occupied before sale, or where budget genuinely doesn't stretch to physical staging. Used honestly, and clearly labelled as digitally enhanced, it's a legitimate tool.

But it should support a listing, not substitute for the real thing. If a seller wants their property to convert real interest into real offers, physical staging remains what closes that gap between what a buyer sees online and what they experience the moment they walk through the door.

The takeaway

If you're selling — or advising a client who is — ask what's really happening behind those glossy online photos. A beautiful image gets someone through the door. What's actually inside the door is what gets them to make an offer.
